Realty gets Rs 10,080-crore PE money in June quarter BENGALURU | MUMBAI: Real estate has attracted private equity investments worth over Rs 10,080 crore during the quarter ended June, driven by institutional investorsâ interest in office and retail properties. While the inflow has witnessed a 22% year-on-year dip, it has still eclipsed investments of the second quarter of the previous 11 years, being the second highest, showed data from Cushman & Wakefield.During the quarter, the office sector continued to rise on sequential basis too, making up for around 42% of the net inflow share across the key six segments and the same is expected to remain in focus in the forthcoming quarters also.âAs office space supply and demand continues to experience a robust increase, coupled with the emergence of co-working spaces in a phenomenal way, the investor confidence in the sector will continue to remain intact. Retail also continues to grow strong, with declining mall vacancy rates constituting the heightened investor interest in this sector,â said Anshul Jain, country head & managing director India, Cushman & Wakefield.Experts say the surge in office investments was an expected trend as the quarter was about to witness conclusion of few key deals by private equity majors in this segment. With the government initiating a series of reforms, institutional investors, including private equity, sovereign wealth and pension funds, continue to express a healthy appetite for Indian real estate.Key policy decisions, which have resulted in change in global investorsâ perception of Indian real estate, include implementation of the Real Estate (Regulation and Development) Act, 2016, the Benami Transactions (Prohibition) Amendment Act, 2016, infrastructure status to affordable housing projects, demonetisation, interest subvention schemes, relaxation of norms to encourage Real Estate Investment Trust listings and the GST.Office sector recorded inflows of Rs 4,295 crore, a 39% increase from the corresponding quarter last year. This segment constituted almost half the investments committed by foreign investors, retail segment constituted 26%, and industrial segment had a 10% share in investments by foreign investors.Stabilised yield-earning assets and competition among global investors for these assets have pushed the average investment deal size up 21%. Indians contributing a lot to AI: Google Cloudâs chief scientist BENGALURU: Google Cloudâs chief scientist of artificial intelligence and machine learning Fei-Fei Li believes that Indians are contributing immensely to the global AI (artifical intelligence) ecosystem. Li, who is also the director of Stanford Artificial Intelligence Lab, said she has many close personal mentors who are of Indian origin.âIndian students globally are contributing a lot to AI and some of my close personal mentors are also of Indian origin,â said Li, on the sidelines of Google Cloud Next 2018, the companyâs three-day cloud conference in San Francisco. âSo, I think India is contributing a lot to the global AI scene.âWith fake news coming to forefront as a major problem, there is ongoing research on how AI could be used to weed it out. Li hopes that AI as a technology can possibly be used to solve the problem of fake news.âThere is ongoing research in the (AI) community on this (fake news) and itâs an important effort,â she said. âJust like AI (and natural language processing) has been used to call out gender inequality in Hollywood, that women are less represented, I think itâs a great use of the technology to deliver a positive message and I hope that NLP can contribute to that (fake news problem) as well.âMeanwhile in India, the tech giantâs Google News Initiative launched a training network to raise awareness against misinformation and provide new tools to journalists in their battle against fake news. The company is bullish on AI and is betting big on the technology to capture higher market share in the hyper-competitive cloud infrastructure market. Li believes AI is imperative to a cloud business since several companies within multiple verticals moving their data to the cloud. Google made a host of announcements and updates in its AI offerings during its recentlyconcluded cloud summit, including a beta version of its AutolML Vision tool which helps its enterprise clients build AI models without turning to any experts. While many fear job loss to be a problem with the growth of AI technology, Li believes that it will create a shift of labour as we have seen with emergence of every technology.âEvery time we invent and innovate with the goal of making lives better, we face new challenges throughout every wave of industrial revolution and AI is no exception,â said Li. âHowever, because of the computer, new jobs also emerged.â - European allies uneasy as US restores Iran sanctions
